10 Step
"No Air Con, No Mold" Program
One of our mold consultancy specialties is our
10 Step "No Air Con, No Mold" mold inspection, removal, and
prevention protocol that finds, removes, and prevents future
humidity-driven mold growth in large non-air
conditioned facilities such as factories, warehouses, retail stores,
schools, and public buildings that are too expensive in equipment and
electricity bills to run air conditioning for mold control. In addition,
for large buildings that are air conditioned, to keep indoor humidity at
less than the mold-producing 70%+ humidity, the air conditioning usually
has to run 24 hours, which is very costly in electric bills! If you run
air conditioning only part-time (e.g., turn it off after the office work
day ends or on weekends), we know how to protect your offices against
humidity-caused mold growth that results when your air con is turned off.

Q.
March 22, 2012 We were looking at a Hong Kong flat we liked to rent, but
in the sleeping room I found one wall to be mould infested. Of course the
landlord claims it is no problem, he wants to paint it over. Any chance to
get a mould inspector in to check this and how much would this cost us?
A.
Don't rent that flat apartment so that you don't endanger your health. As
you already have learned from that particular landlord, landlords don't
care about mold health threats to their tenants. Painting over mold does
not get rid of the mold health threat, but only serves to give more food
(the paint itself) for the mold to eat. Getting rid of mold effectively
and safely requires 25
mold remediation steps. Most landlords won't spend time, money, and
effort to fix mold problems properly. Even if a landlord were willing to
do mold remediation safely and effectively, no one can live in the rental
unit during the mold remediation process. In answer to your question about
mold inspection and testing cost, expect to pay at least HK$1,500 upward
for the mold inspection and testing of a Hong Kong apartment. My
experience is that most tenants are not financially willing or able to pay
for mold inspection, testing, and remediation, especially since it is not
their owned-property. Email me any follow up questions you may have---

Q.
March 16, 2012, from Hong Kong. I have mold that even if I clean it, it
comes back quickly. I suspect there is mould in the walls of our
apartment.
I'm
afraid I don't have any visible mould picture to show you now as I just
cleaned. But it's white and light green moss-like, and grows on the back
side of all our closets, our wooden blinds and even by the bedside. Many
of our shoes we had to throw away as this "spotted" mold kept spreading
and coming back. We are currently using a dehumidifier, but seems not to
be enough. I have a very good sense of smell, and can immediately notice
any raised level of mold in our house. So I try to detect it so i can
clean it. But my problem is to prevent it from coming back. I have been
feeling very drained, and sometimes wake up feeling very fuzzy (brain
cloud). Never had any history of asthma, but had a cough that lasted for
over 3months and could only be cured by antibiotics. Do you think it could
be related to the mould?
A.
Yes, it is likely that the recurring mold is from mold growth inside the
walls, especially if the walls are made of wood or have a drywall outer
surface. Another likely problem is that your air con units are probably
mold infested. Each hour you operate the moldy air con throws huge numbers
of airborne mold spores into the air to mold cross contaminate the entire
interior of your apartment, your furnishings, and the insides of your
lungs for mold health problems. Find out if your landlord is willing to
pay for mold inspection and any needed mold remediation. Your health
problems are typical mold health problems. The brain cloud feeling may
mean that your brain is being adversely affected (permanently brain
damage) from exposure to Stachybotrys mold. You should be
seeking medical help as well as moving immediately to a mold safe place to
live. The white mold is likely to be health damaging Cladosporium. The
green mold is likely the combination of Aspergillus and Penicillium, the
second and third most dangerous molds. You ought to read several of my
mold advice ebooks: (1) Mold Health Guide; and (2) Do It Best Yourself
Mold Inspection, Testing, Remediation, and Prevention, US $15 each for

Q.
(Feb. 13, 2012) Please could you provide me with information about your
mould inspection and remediation services. We rent a small 2 bedroom flat
(on Hong Kong Island) and have a mould problem which is getting out of
control. Any help would be much appreciated.
A.
If the mould growth is getting out of control, it is likely that the air
con equipment and ducts of your flat are also mold-infested. Air con
equipment and ducts (unless thoroughly cleaned at least quarterly) usually
harbor and spread mold infestations because the outward air flow from the
air con units will contain elevated levels of airborne mold spores. Read
about our
mould consultant services, as published in both English language HK
daily newspapers and posted on
http://www.envirohongkong.com. Also, please read about our clientele
and client testimonials on
http://www.moldexpertconsultants.com. Please point out to your
landlord that a mold-infested flat reduces the value of his flat in both
value and rentability. People paying good rent don't like to pay rent to
live in an unsafe condition. Read about the many mold health problems from
living in mold on the home page of our international website http://www.moldinspector.com.
If the landlord balks at paying for mold inspection and remediation,
suggest sharing the cost 50/50 with the landlord. Best wishes, Phillip
Fry
and Divine Montero,
mold
consultants.
Q.
Jan. 19, 2012. We have just move to newly renovated rented flat in Hong
Kong, but from last week we are seeing black spots on walls and today we
saw so much mold growing inside and backside of our wooden dresser. Please
suggest us what to do because we our new to Hong Kong and this mold.
Thanks.
A.
It is likely that the mold growth is throwing airborne mold spores into
your Hong Kong flat's breathing air. Until you fix the problem, open the
windows and use large fans to continually exhaust air to the outdoors to
lower the level of health-damaging airborne mold spores. Indoor mold
growth is a serious health risk to occupant. Next, you should take safety
precautions during mold removal, including wearing N-95 breathing mask
(from pharmacy) and disposable vinyl gloves during mold removal. Your next
step should be to use a HEPA vacuum cleaner (not regular vacuum cleaner)
to vacuum the moldy areas on the walls and furniture to remove as many of
the mold spores and mold growth areas as you can. Then, as a final step,
use a hand-held scrub brush continually wet with Tim-Bor mold cleaner and
killer to remove all traces of mold. You can buy
Tim-Bor on our website
http://www.timborprofessional.com for shipment to you in Hong Kong
from our Malaysian office. You would also be helped by reading two of my
mold advice ebooks: (1) Mold Health Guide; and (2) Do It Best Yourself
